This is a great pool house with a screened porch. We have a grill on the property as well as outdoor patio furniture.
November to April, if you prefer the pool to be heated, there will be a $25 per night additional charge.
All of the furniture, including bedding sheets and mattresses, are brand new.
This house has gone through an extensive renovation and was designed specifically to host short-term guests.
- Trash days are Tuesday and Friday. Please pull out the garbage bin to the front on those days.

HOUSE RULES
* Person making the reservation must be at least 25 years of age. In addition, the average age of all guests, excluding children, must be 25 and older.
* Absolutely no smoking inside of the property. There will be immediate cancellation of your reservation if smoking is detected inside and a cleaning fee of $500 per incident. On the patio and the front, it is allowed; however, nowhere inside, please.
* Since this house is located in a nice & quiet residential neighborhood, our quiet hours are from 10 PM to 8 AM. This includes the usage of the outside patio and the pool.
* Home is not childproofed. Please supervise children at all times.
* November to April, if you prefer the pool to be heated, there will be a $25 per night additional charge.
* Pool hours are from 8 AM to 10 PM.
* Please note pool heaters are able to heat the water temperature to about 15-20 degrees above the outside temperature.
* Please, no illegal drugs of any kind on the property.
* Please, no guns on the property.
* Pets are allowed. There is a pet fee of $100 per pet, with a three-pet maximum. Sorry, but NO CATS or EXOTIC animals are allowed in the house. If any pets are not disclosed and are on the property at any point, the booking will be canceled with no refunds.
* We do not allow any parties unless this is arranged before making the reservation with us.
* Only guests on the reservation are allowed on the property unless this is arranged before making the reservation.
* No more than four vehicles are allowed to park at the property at any time.
* Standard check-out time is at 10 AM, and check-in time is at 4 PM. This window allows our cleaning staff to get your house in sparkling clean condition.
* Late check out without previous agreement from the host might result in a $50 dollar charge for every 30 minutes.
* Person making the reservation must be at least 25 years of age. If you are younger than 25, please send us a message before making a reservation.
* $50 fee for shipping lost items.

* By making this reservation, you agree that the host and or its managers will not be liable for any injuries or deaths related to the pool usage. Swim at your own risk as there is no lifeguard on duty!
* After your reservation will be confirmed, you will be sent a rental agreement to your email address to review, agree and sign electronically within 24 hours of receiving it. This agreement will be sent outside of the booking platform and will be between the guests and Emperor Rentals LLC property management company.
* Kindly take into consideration that Florida's summer temperatures can be exceptionally high. The air conditioning systems within most residences are engineered to moderate the internal temperature, typically reducing it by approximately 20 degrees relative to the external environment. Therefore, during instances when the external temperature reaches 95 degrees, it is reasonable to anticipate the air conditioning system to maintain an internal property temperature of around 75 degrees.

Rates & Availability
Cancellation Policy: Ninety-five percent (95.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
