Cancellation Policy: Ninety-five percent (95.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

HOUSE RULES: * Person making the reservation must be at least 25 years of age. In addition, the average age of all guests, excluding children, must be 25 and older. * Please do not make a reservation prior to inquiring with us if you live within 50 miles of Tampa Bay as we do not accept reservations from local guests, with very rare exceptions. * Absolutely no smoking inside of the property. There will be immediate cancellation of your reservation if smoking is detected inside and a cleaning fee of $500 per incident. On the patio and the front, it is allowed; however, nowhere inside, please. * Since this house is located in a nice & quiet residential neighborhood, our quiet hours are from 10 PM to 8 AM. This includes the usage of the outside patio and the pool. * Home is not childproofed. Please supervise children at all times. * Pool hours are from 8 AM to 10 PM. * IMPORTANT NOTE: Pool is not heated at this location. * Please, no illegal drugs of any kind on the property. * Please, no guns on the property. * Pets are allowed. There is a pet fee of $100 per pet, with a three-pet maximum. Sorry, but NO CATS or EXOTIC animals are allowed in the house. If any pets are not disclosed and are on the property at any point, the booking will be canceled with no refunds. * We do not allow any parties unless this is arranged before making the reservation with us. * Only guests on the reservation are allowed on the property unless this is arranged before making the reservation. * No more than four vehicles are allowed to park at the property at any time. * Standard check-out time is at 10 AM, and check-in time is at 4 PM. This window allows our cleaning staff to get your house in sparkling clean condition. * Late check out without previous agreement from the host might result in a $50 dollar charge for every 30 minutes. * Person making the reservation must be at least 25 years of age. If you are younger than 25, please send us a message before making a reservation. * $50 fee for shipping lost items. * By making this reservation, you agree that the host and or its managers will not be liable for any injuries or deaths related to the pool usage. Swim at your own risk as there is no lifeguard on duty! * After your reservation will be confirmed, you will be sent a rental agreement to your email address to review, agree and sign electronically within 24 hours of receiving it.
